Tamko Windows & Doors: The Dallas Owner’s Guide

If you have a Tamko window or door with a failed part in Dallas, we stock and install compatible replacement hardware, glass packs, seals, and hardware assemblies. Installed repair pricing typically runs $180 – $650 per window or door depending on the part, the model series, and whether we’re replacing a single component or the full sash assembly. Most owners discover the failure the same way: a window that suddenly won’t lock, a door that drags across the threshold, or condensation you can’t wipe away because it’s between the panes.

Tamko windows and doors are common across Dallas, from older bungalows in Oak Cliff to mid-90s builds near Richardson and Garland. The parts that fail are predictable, and most are repairable without replacing the whole unit. Trevor Nash has matched replacement parts on hundreds of these units, and the honest truth is that half the calls we get are for the same three components: balancers, weatherstripping, and glazing beads that have turned brittle in the Texas sun.

Penhallow Remodeling Dallas is an independent service provider. We are not affiliated with Tamko, but we work on their products every week and know which aftermarket parts hold up in this climate and which ones you should avoid.

Which Tamko Models This Applies To

An open living space after a whole-home remodel

Tamko has produced several window and door lines over the years, and the part you need depends heavily on which series you have. In Dallas, the most common series we see are the older single-hung and double-hung vinyl windows from the 1990s and early 2000s, along with their sliding glass door lines from the same era. Newer Tamko units show up less often, but they share similar hardware geometry with other vinyl window brands of their period.

The quickest way to identify your model is to look for the manufacturer sticker or laser etching on the frame or spacer bar. On vinyl units, the label is usually on the head jamb or the side jamb, visible when the sash is open. You’re looking for a series number or a date code, which tells us the generation of hardware. If the sticker is gone, we measure the sash thickness, the balance shoe profile, and the glass thickness to reverse-match the part. One gotcha specific to Tamko: some late-90s double-hungs used a non-standard balance shoe profile that looks nearly identical to a common aftermarket shoe but is off by 3 millimeters. If you force the wrong shoe in, the sash will bind. We’ve made that mistake once, early on, and now we measure every time.

For the OEM-versus-aftermarket decision on Tamko specifically: OEM Tamko parts are limited and often take weeks to source, because the company’s residential window lines have largely been superseded. Quality aftermarket equivalents from suppliers like Swisco or Amesbury are usually a better value and are manufactured to the same or better tolerances. For glass packs, we use local Dallas glass fabricators who cut insulated glass units to the exact thickness and spacer width of your original Tamko unit. You get the same thermal performance without waiting on a discontinued OEM part.

Signs Your Tamko Windows & Doors Is Failing

  • Window won’t stay up, or slams shut. The balance system (the spring-loaded mechanism inside the jamb that counterweights the sash) has lost tension or a shoe has cracked. This is the most common Tamko failure we see in Dallas, and it usually happens in windows that get full afternoon sun.
  • Condensation between the glass panes. The insulated glass seal has failed. On Tamko units from the 90s and early 2000s, the spacer bar was often a thin aluminum channel that eventually corroded in our humidity swings. Once the desiccant inside is saturated, the unit fogs permanently. A glass replacement is the fix.
  • The door drags or won’t latch. On Tamko sliding glass doors, the nylon rollers wear flat over time, and the door drops. If you’re lifting the door to get it to move, the rollers are gone. Adjusting the rollers only works if they still have a round profile; once they’re flat, it’s replacement.
  • Visible daylight around the sash or door frame. Weatherstripping has compressed or turned brittle. Tamko’s original pile and fin-seal weatherstripping hardens in Dallas heat after about 8 to 12 years and stops springing back. You’ll feel the draft before you see the gap.
  • The sash tilts or falls out of the frame. The tilt-latch mechanism or the jamb liner has broken. This is a safety issue and a security issue: a sash that won’t stay locked means the window can be opened from outside. Don’t run this one as-is.

Replacement Cost & What’s Included

A remodeled living room with built-in shelves around the fireplace

In Dallas, Tamko window and door part repairs run from $180 for a single tilt-latch and balance shoe replacement to $650 for a full insulated glass replacement in a large sliding door panel. A typical balance replacement for a standard double-hung window is $250 – $350 per window, installed. Weatherstripping replacement for a single window runs $150 – $250, and for a sliding door, $200 – $300. Full glass pack replacement runs $350 – $650 depending on glass size, Low-E coating, and whether argon fill is required to match the original thermal performance.

Every price we quote includes the part, the labor, the removal and disposal of the old component, and a written price before we start. The number Trevor gives you is the number on the invoice. We do not do change orders on a parts job, and we do not pad the bill with a service call fee on top of the repair. If the part we install fails within 365 days, we come back and fix it at no charge under our 365-Day Done Right Promise. That’s in writing, on every job, no fine print.

DIY or Call Us?

There are a few things you can safely check and even fix on your own. Cleaning the track on a Tamko sliding door, vacuuming out the debris, and wiping down the weatherstripping with a dry cloth costs you nothing and can sometimes restore smooth operation. Checking the label on the jamb to photograph your model number for us is also worth doing before you call, because it helps us identify the part and bring the right hardware on the first visit.

However, balance systems on Tamko double-hungs and single-hungs carry genuine tension. A balance spring under load can release rapidly when you remove the sash, and the result is a broken finger or a shattered sash if you lose control. Tilt-latch work looks simple, but if the jamb liner is compromised, the sash can drop out of the frame without warning. If the part involves springs, glass removal, or a sash that won’t stay put, call us at (940) 204-5368. We’d rather quote you a fair number than read about your emergency.
