James Hardie Windows & Doors: The Dallas Owner’s Guide

If you’ve got a failed or failing window or door on a James Hardie-clad home in Dallas, here’s the short version: we stock and install James Hardie-compatible replacement windows and doors, and a full window replacement on a Hardie-sided home in our market typically runs $4,500 – $15,000 installed depending on window count, glass package, and whether the trim boards around the opening need to be rebuilt. Most owners discover the problem the same way: a window that suddenly won’t lock, a door that rubs against the jamb after a hard rain, or trim that’s started to pull away from the Hardie plank and revealed rot underneath. We see it on older homes in Oak Cliff and East Dallas as often as we see it on newer builds near White Rock Lake.

One thing worth saying before we go further: Penhallow Remodeling Dallas is an independent service provider, not affiliated with James Hardie. That said, we work with their siding and trim systems on a regular basis, and we know how the window and door openings need to be detailed to keep water out of a Hardie-clad wall. The product behind the guarantee matters, and James Hardie is one of the trade brands we specify for a reason.

Written price before any work starts. That’s how we operate. You’ll know the number for your window or door replacement before anyone picks up a tool.

Which James Hardie Models This Applies To

The windows and doors themselves are not manufactured by James Hardie. What Hardie makes is the siding, trim, and exterior cladding system that surrounds those openings. And that’s where the compatibility question gets real. HardiePlank lap siding is 5/16″ thick. HardieTrim boards come in 4/4 and 5/4 thicknesses, depending on the profile. If your window replacement requires new trim or Z-flashing, the dimensions need to match what’s already on the house, or you’ll end up with a visible step in the cladding that catches water and looks wrong from the curb.

Here’s the gotcha most Dallas homeowners don’t know: HardieTrim boards are not dimensionally identical to cedar or PVC trim boards of the same nominal size. A 1×4 HardieTrim board runs 3/4″ thick and 3-1/2″ wide, same nominal numbers as a pine 1×4, but Hardie boards don’t shrink or swell the way wood does. That means when we pull rotted wood trim off a window and replace it with HardieTrim, the reveal lines can shift by an eighth of an inch if the original installer didn’t account for it. That’s a small thing, but it’s the kind of small thing that shows up as a wavy shadow line across the front of your house.

For OEM versus aftermarket: when the window unit itself is what failed, we match the replacement window to the rough opening and the existing exterior cladding, not to a James Hardie part number, because there isn’t one. What you’re usually matching is the flashing detail and the trim profile around the opening. Quality aftermarket windows from manufacturers like Therma-Tru for doors and recognized vinyl or fiberglass window lines are what we install in most cases. The part that matters for Hardie compatibility is the exterior detail work around the unit, not the window brand stamped on the glass.

Signs Your James Hardie Windows & Doors Is Failing

  • Window won’t lock or latch anymore. A house in Dallas moves. Clay soil swells when we get rain and shrinks through the summer, which puts real stress on window and door frames. If a window that locked fine last year suddenly won’t catch, the opening has likely shifted or the sash has warped from heat cycling.
  • Door rubs at the top or latch side. Same cause, different symptom. A door that’s started dragging is telling you the rough opening or the door slab itself is moving. In Hardie-clad homes, we also check whether moisture got behind the trim and swelled the substrate.
  • Visible water staining on interior drywall below the window. On a Hardie-sided home, this often traces back to failed Z-flashing or missing head flashing above the window, not a leaky window unit. Water runs down the face of the siding and gets driven behind the trim at the top of the opening.
  • HardieTrim pulling away from the wall plane. If the trim around a window or door has started gapping from the siding, the fasteners have likely lost their bite into the wall substrate. This is a water entry point, and it gets worse every season.
  • Caulk joints cracking repeatedly within months. When the caulk line between Hardie trim and window frame keeps splitting, the two materials are moving at different rates. Caulk is not the fix. The fix is re-fastening the trim and re-flashing the joint properly.

Replacement Cost & What’s Included

A whole-home remodel with the living, dining and kitchen areas opened up

For Dallas, here’s the honest range. Window replacement on a Hardie-clad home runs $4,500 – $15,000 installed, and the spread is driven by three things: how many windows you’re replacing, what glass package you choose, and how much of the exterior trim and flashing around each opening has to be rebuilt. A single window with rotted trim and failed flashing on an Oak Cliff bungalow might run $800 – $2,500 by itself. A full-house window package with new Hardie trim, Z-flashing, and proper housewrap integration on a two-story build near White Rock Lake can push toward the top of that range.

What you get from us: a written line-item price before work starts, not a verbal ballpark. The number you sign off on is the number on the invoice. We pull any required city permits, and we don’t do change orders unless you ask us to add something to the scope. Every replacement carries our 365-Day Done Right Promise: if it’s not done right inside a year, we come back and make it right at no charge. That’s in writing on every job.

What drives the number up: two-story access, stucco or brick veneer that complicates the rough opening, custom trim profiles, and windows that fail during a season when material lead times stretch out. What keeps it down: standard sizes, first-floor access, and openings where the existing Hardie trim is still in sound, reusable condition.

DIY or Call Us?

If your window or door is dragging or won’t latch, there are things you can safely check before you spend a dollar. Look at the screws in the hinges or the window track: often the fasteners have simply backed out from years of open-close cycles. If they’re loose, snug them down and see if the unit behaves again. You can also check that the weep holes at the bottom of your window frame are clear of dirt and dried caulk. Clogged weeps cause water to pool inside the track, which rots the frame from the inside out over a Dallas summer.

What you should not do is pull the trim off and try to re-flash the opening yourself. The moment you expose the rough opening on a Hardie-clad wall, you’ve broken the drainage plane, and if you put it back wrong, you’ll have water running behind your siding inside a season. Full window or door replacement on a Hardie home is not a weekend project. It’s about the flashing detail as much as the unit itself. Call (940) 204-5368 and we’ll come look at it. The estimate’s free.
