James Hardie Roofing: The Dallas Owner’s Guide

We stock and install James Hardie-compatible roofing and trim components throughout Dallas, with most replacement work running $400 – $1,800 depending on what failed and how much of the roofline is involved. A lot of homeowners in Dallas discover a problem the same way: a hard spring storm rolls through, and the next morning there’s a piece of HardieTrim pulled loose at the rake, or a soffit panel hanging from one corner. Some catch it earlier, during a gutter cleaning, when they notice the paint has started to bubble along the bottom edge of a fascia board. The failure is rarely dramatic at first. It’s usually a nail that worked loose, a joint that opened up, or a board that has been soaking up moisture at the cut edge longer than it should have. That’s the part of the house doing the most work in Dallas weather, and it fails quietly until one day it doesn’t.

Which James Hardie Models This Applies To

Most of what we replace in Dallas falls into two product lines: HardiePlank lap siding used on gable ends and dormer walls, and the HardieTrim boards that finish out eaves, rakes, fascias, and corners. There’s also HardieSoffit, which is a vented or solid panel used under the overhangs. The compatibility gotcha most owners don’t know is that HardieTrim comes in specific widths, usually 4/4 (a full inch thick) or 5/4 (an inch and a quarter), and the 5/4 stock is what belongs on exterior corners and window surrounds where the extra thickness keeps the reveal looking right against the siding plane. If someone swaps in 4/4 there, the corner looks starved and the joint opens differently. Another thing we check in Dallas is exposure rating. HardiePlank is rated for a max exposure (how much board shows below the lap) of 7 inches on studs spaced 16 on center, and plenty of older North Texas homes have 24-inch stud spacing, which drops the max exposure to 6 inches. When we see cracks running horizontally through the middle of a plank at the gable, that’s usually what happened, the board was installed with too much showing for the framing behind it. On the OEM versus aftermarket question: for roofline trim and soffit, we always recommend genuine James Hardie product. The aftermarket fiber cement boards don’t carry the same 30-year limited, non-prorated substrate warranty, and in Dallas, where a soffit bakes at 100-plus degrees for weeks at a stretch, the cheap stuff warps at the tongue edge. James Hardie products are the brand we stock on the truck. This is independent work, by the way: Penhallow Remodeling Dallas is not affiliated with James Hardie. We buy their product from recognized supply houses and install to their published specs.

Signs Your James Hardie Roofing Is Failing

  • Paint bubbling or peeling along the bottom edge of a fascia or rake board. Fiber cement wicks water at cut edges more than the face of the board. Once water gets behind the paint at that bottom edge, it travels up the backside and the adhesion fails. In Dallas, add months of UV and the peeling accelerates fast.
  • A soffit panel hanging loose or sagging at the joint. HardieSoffit is nailed through the tongue, and once the tongue breaks or the installer used a nail gun set too hot, the panel has nothing left holding it. Wind from a thunderstorm then finishes the job.
  • Hairline cracks running along the length of a plank at a gable. This usually points to over-exposure for the stud spacing, or a roofline that flexes more than the fiber cement can follow. The board isn’t elastic. In Dallas, where temperature swings between February and July can run 70 degrees, the framing moves, and the boards crack rather than bend.
  • Dark staining or soft spots at a joint in HardieTrim. Fiber cement swells when it absorbs water over a long period. An unsealed cut end at a miter joint will let moisture in year after year. By the time you see a darkened, soft edge, the board has lost its structural stiffness, and painting over it just hides the problem for one more season.
  • Gaps opening up at a corner board or window trim where it meets the siding. This comes from the substrate shifting plus the caulk turning brittle. James Hardie recommends a specific joint treatment, either metal flashing or an approved caulk, and once the caulk hardens and cracks in the Dallas sun, the gap lets water run behind the assembly.

Replacement Cost & What’s Included

In Dallas, roof repair work involving James Hardie trim and soffit typically runs $400 – $1,800. A single fascia replacement with paint and touch-up usually falls between $400 and $800. A full rake and soffit repair across the front of a two-story home can push toward $1,500 – $1,800, especially if we are pulling and replacing vented soffit in lengths that require a lift or scaffolding at the eave. What drives the number up is height and access. A single-story ranch in Richardson costs less to work on than a three-story gable in Preston Hollow where the crew needs a 40-foot ladder and someone on the ground monitoring it. Material cost for HardieTrim and HardieSoffit is a small slice of the total because the labor and paint matching carry the price. Also, this is a general contractor price with the Penhallow Remodeling Dallas guarantee attached: a written price before the first board is pulled, and the 365-Day Done Right Promise in writing. If the repair fails inside the guarantee window, we return and fix it at no charge. That’s the whole deal, and it’s the same number on the invoice as the one you approved before work began.

DIY or Call Us?

There are a few things you can safely check on a ladder: look at the bottom edge of the rake boards for paint bubbling, check the soffit joints for separation, and run your hand along a corner board for softness. You can also check the cross-cut ends of the boards where they meet at a miter. What we don’t recommend is pulling down a loose HardieTrim board yourself. The board often looks like it is barely holding on, but the nail pattern hidden behind the siding above it is under tension, and when it comes free it comes down fast. The same goes for working at eave height on a two-story home. It’s not worth the fall, and the repair we do after a fall costs more than the trim board ever did. Give us a call at (940) 204-5368, tell us what you’re seeing, and we’ll give you a number before we pick up a tool. That’s the only way we know how to start.
