Unilock Windows & Doors: The Dallas Owner’s Guide
If you have a Unilock window or door that’s sticking, leaking, or simply won’t close the way it used to, we can match the replacement part to your specific model and install it correctly. Most Unilock window and door repairs in Dallas run between $180 and $850 installed, depending on whether we’re replacing a balance, a weather seal, a hinge set, or the entire sash. The fastest step you can take right now is to check for a label on the inside frame or the edge of the door panel – that’s where Unilock stamps the series number, and it’s the exact code we need to pull the right part the first time.
Homeowners usually figure out something’s wrong in one of three ways: the window drops two inches when they open it and won’t stay up, the door drags against the threshold on one corner, or a draft shows up under the sill that wasn’t there last winter. None of these are cosmetic. They’re mechanical failures, and in Texas heat and humidity, they only get worse.
Which Unilock Models This Applies To

Unilock doors and windows have been installed in Dallas homes in a few distinct series over the years, and the parts are not all interchangeable. The most common we see are the casement and single-hung window lines, plus the hinged patio door series that shares hardware with several sliding configurations. The hinge offset on a Unilock patio door from one production year can be off by a quarter-inch from the next, so the only reliable way to match a part is to read the series code off the frame label or the head of the sash. If that label is painted over or missing, we measure the sash thickness and the hinge throw before ordering anything.
The OEM versus aftermarket question matters here. Unilock factory parts fit exactly, but lead times can stretch to three or four weeks for anything out of production. Quality aftermarket equivalents – particularly balances, rollers, and weatherstripping – are available for most Unilock series, and we’ll tell you up front which one we’re quoting and why. If an aftermarket part is going to last just as long and save you $120, we’ll say so. If the factory part is the only one that will seat correctly, we’ll say that too.

Signs Your Unilock Windows & Doors Is Failing
- Window drops when opened. The balance mechanism inside the frame has lost tension. On Unilock single-hungs we see this most often in west-facing bedrooms where the afternoon sun bakes the frame and the internal spring fatigues faster.
- Door drags or scrapes at the corner. This is usually a worn roller or a hinge that’s shifted out of square. A door that drags is slowly bending its own frame, which turns a $200 roller replacement into a $900 frame repair if you wait a year.
- You can see daylight at the corners. The weatherstripping has compressed or the sash has shifted off-plane. In a Dallas summer, that gap is throwing conditioned air out and pulling attic heat in.
- Window won’t close without lifting or slamming. The sash is out of its track, or the guide shoe is worn. Forcing it is how glass gets cracked and latches get snapped off.
- Draft under the door in cold weather. The threshold seal or door sweep is shot. North Texas doesn’t get many cold months, but when a January front comes through, that gap makes the room feel ten degrees colder than the hallway.

AfterReplacement Cost & What’s Included

Here’s what we quote around Dallas for common Unilock repairs, parts and labor included:
- Single window balance replacement: $180 – $320 per sash depending on series and whether it’s a coil or block-and-tackle system
- Weatherstripping and seal replacement: $150 – $400 per opening, materials included
- Hinge set replacement (casement or patio door): $250 – $550 depending on whether the frame needs re-shimming
- Roller replacement (sliding door): $220 – $400 per panel
- Full sash replacement: $750 – $1,500 for factory-order sashes; aftermarket sash kits run lower when the series supports them
Every quote is a written number before we order a single part. If we open the frame and find something different than we expected, you get a call – not a change order handed to you at the front door. The written price includes removal, prep, installation, cleanup, and a written guarantee on the work. If the repair fails inside a year, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s on every job we do in Dallas.
DIY or Call Us?
There are two things worth doing yourself before you call. First, find the Unilock label – inside the frame channel, on the edge of the door panel, or under the sash – and take a clear photo of it. Second, check whether the window or door looks square in its opening; if the gap is wider at one corner than the other, that tells us a lot. What I would not do is start pulling hardware off a window or door with a failed balance or a bent hinge. Window balances are under tension. A cord-and-spring assembly can snap back hard enough to break a finger, and a door sash is heavier than it looks when the last screw comes out. We’ve fixed enough DIY attempts in Oak Cliff and Lake Highlands to know that the $75 you save usually becomes $400 we have to undo first.
If the part’s done, call us. A live person answers at (940) 204-5368, day or night. We’ll tell you what we can diagnose by photo and what needs a site visit. Site visits are free, and you get a written price before any work starts.
FAQs

A Unilock window or door installed in North Texas typically lasts 18 to 25 years before the frame, sash hardware, or seals need real attention. In Dallas, the limiting factor is usually the weatherstrip and balance springs, which fail from heat exposure before the frame gives out. Call (940) 204-5368 and we’ll tell you if your issue is a basic part swap or a sign the whole unit is near the end of its service life.
Sometimes. A window that’s hard to lift can often be fixed by cleaning and re-tensioning the balance, and a door that scrapes may just need the roller housings replaced rather than the whole track. If a repair will buy you five more years of service at half the cost of replacement, we’ll tell you that first. Call (940) 204-5368 for an honest read on what’s repairable.
If it’s a part we stock – common balances, rollers, hinge sets – the swap usually takes 45 minutes to two hours from the time we arrive. A factory-order Unilock sash can take three to four weeks to arrive, and installation is typically a half-day job. We’ll give you the timeline in writing before we order anything at (940) 204-5368.
We keep the most common Unilock-compatible hinges, balances, rollers, and weatherstripping on the truck for the series we see most around Dallas. Less common parts are ordered from the factory or a trade supplier. We also work with parts for KraftMaid, Cambria, and Silestone products. Call (940) 204-5368 with your model label in hand and we’ll tell you right then whether it’s a same-week fix.
