Master Halco Home Additions & ADU: The Dallas Owner’s Guide

If you’re planning a home addition or ADU in Dallas and want Master Halco framing materials behind the walls, we can help. Penhallow Remodeling Dallas installs Master Halco-compatible lumber, engineered wood, and structural components on additions and ADUs throughout the Dallas area, with home additions typically running $45,000 – $130,000 and ADU construction ranging $90,000 – $220,000 depending on size, foundation work, and finishes. Most homeowners don’t call us because a two-by-four “failed” in the dramatic sense. They call because they’ve spotted a Master Halco beam that’s sagging, a header that’s showing cracks, or a subfloor section that’s started to feel spongy underfoot after a few Texas summers of expansion and contraction.

We’re an independent Dallas remodeling contractor, not a Master Halco dealer or affiliate. What we are is a crew that works with Master Halco framing stock every week and knows which of their products hold up in North Texas clay soil and which ones need specific installation details to last.

Which Master Halco Models This Applies To

Master Halco doesn’t sell a single “home addition kit.” They supply the structural backbone: dimensional lumber, pressure-treated sill plates, engineered I-joists, LVL beams, and rim board. In Dallas additions and ADUs, the products we most often work with are Master Halco’s treated southern yellow pine for sill plates and their LVL (laminated veneer lumber) beams for long-span headers. If you have the original plans, look for a lumber stamp on the beam or joist. The stamp will show the mill number, species, and grade, which tells us exactly what we’re matching. If the plans are long gone, we measure the member’s width, depth, and span and work backward from the load it’s carrying.

The OEM-versus-aftermarket question with Master Halco is straightforward: for load-bearing members, we always match the engineered spec, not just the dimensions. A generic 1¾-inch by 9¼-inch LVL from a different mill may not carry the same pounds-per-linear-foot rating as the Master Halco beam it’s replacing. For non-structural blocking and nailers, a quality equivalent from a recognized mill is fine. One compatibility gotcha worth knowing: Master Halco’s pressure-treated sill plate stock in Texas is often incised, and the incising pattern reduces load-bearing contact area slightly. If you’re adding a second story, that matters. We account for it in the design rather than finding out after the drywall is up.

Signs Your Master Halco Home Additions & ADU Is Failing

  • Sagging or springy floor joists. You feel a bounce when you walk across the room that wasn’t there a year ago. This usually points to an I-joist that’s been over-spanned or a section of subfloor that’s lost its connection to the joist below. In Dallas, the seasonal drying of clay soil under a pier-and-beam addition makes this one of the first things we see.
  • Cracks in an LVL or built-up beam. Hairline checks in dimensional lumber are normal. Cracks that run horizontally through the middle third of an LVL beam are not. That’s a sign the beam is carrying more load than it was sized for, and it needs an engineer’s eye before we do anything else.
  • Drywall cracks at door and window corners above a header. The crack pattern follows the load path. If you’re seeing diagonal cracks from the top corner of a door frame upward, the header above it is deflecting. On Master Halco stock, we usually find this where a two-ply header was installed where the span table called for three plies.
  • Soft or crumbling sill plates. If you can push a screwdriver into the wood at the base of a wall, the sill plate has moisture damage. In Dallas, this is often a flashing issue at the exterior, not a lumber defect, but the fix is the same: cut out the damaged section, shim the studs, and install new treated stock. Master Halco’s pressure-treated southern yellow pine is our standard replacement here.
  • Sloping floors in an ADU. A floor that slopes more than ⅜ inch over eight feet is telling you the support underneath has moved. In Dallas additions built on pier-and-beam foundations, the piers settle at different rates as the clay expands and contracts. The framing above may be perfectly good; the foundation below it isn’t.

Replacement Cost & What’s Included

Here’s where the numbers come in, because you deserve a real figure instead of a shrug. For the framing and structural portion of a Dallas home addition, budget $45,000 – $130,000 all-in depending on square footage, roofline complexity, and whether we’re adding onto a slab or working over a crawlspace. A full ADU build in Dallas runs $90,000 – $220,000 once you factor in foundation, framing, mechanicals, insulation, drywall, and finishes. What drives the range more than anything is the foundation type and the amount of structural steel or engineered lumber the design requires. A 400-square-foot ADU on a simple slab is a very different job from a two-story addition that needs LVL beams spanning 20 feet and a new roofline tied into the existing house.

Every job starts with a written price before any work begins. Not a ballpark, not a verbal range: a number you can hold us to. The crew is background-checked and uniformed, and the work is covered by our 365-Day Done Right Promise in writing. If the framing we install has a problem inside that year, we come back and fix it at no charge, no second-visit fee. Trevor Nash signs off on the scope personally before we pull a single nail.

DIY or Call Us?

There are things you can safely check yourself: look for visible cracks in exposed beams, press on sill plates with a screwdriver, and note any new floor bounce. What you shouldn’t do is cut, shim, or replace load-bearing members on your own. A beam that’s carrying roof or second-story load isn’t the place to learn framing. Removing the wrong support in the wrong order can put a wall or a roofline in motion, and that’s not a mess you want to find from inside the house. If you’re not sure whether the crack you’re looking at is cosmetic or structural, call (940) 204-5368 and describe what you see. We’ll tell you honestly whether it needs a fix now or can wait, and we won’t charge you for the conversation.

Trevor’s rule applies here, same as on any job: “Give you a number before I pick up a tool – that’s the only way I know how to start.”
