CGI Bathroom Remodeling: The Dallas Owner’s Guide

We install and remodel full CGI-compatible bathrooms across the Dallas area, with complete tear-out-and-rebuild jobs typically running $9,000 – $28,000 depending on the size of the room, whether you’re moving plumbing, and which materials you pick. If you’ve got a CGI bathroom that’s fine structurally but has a cracked shower pan, a vanity that’s pulling off the wall, or failing waterproofing under the tile, we can usually get it stripped back, rebuilt, and re-tiled without gutting the whole space.

Most owners don’t notice the problem until it’s already expensive. A little grout cracking at the shower base, a corner of the vanity laminate starting to peel, caulk pulling away from the tub surround: each one is the bathroom quietly telling you water is getting somewhere it shouldn’t. By the time you see the stain on the ceiling below, you’re two weeks past what could have been a straightforward fix. The good news is that CGI rooms are built on recognizable framing and standard plumbing layouts, which means a good crew in Dallas can diagnose and tear into one quickly without turning a $3,000 repair into a $12,000 surprise.

Which CGI Models This Applies To

CGI bathroom components appear across a broad spread of Dallas homes, from late-80s ranchers in Mesquite to early-2000s tract builds around Plano and Allen. The fixtures and cabinets were often white-labeled through builder supply houses, which is why you won’t always see a big CGI stamp on the front of the drawer box. Look on the backside of the cabinet face frame or inside the vanity toe kick. A printed sticker with a model code starting with “CGI-” is what you want to find. That code tells a parts supplier exactly what door profile, hinge spacing, and drawer glides were used.

The usual lineup falls into a few families: the “Preserve” series, which are basic slab-front laminate vanities that Dallas builders put in hundreds of starter homes, and the “Creekline” series, a slightly upgraded thermofoil door with a shaker profile. The third group is the “Mason & Vale” line, which shows up mostly in master baths built around 2003 to 2010. Mason & Vale doors are a slightly thicker profile and they use a different hinge overlay, so you cannot swap a Mason & Vale door onto a Creekline frame without modifying the face frame. We’ve had supply houses tell homeowners the doors are interchangeable. They’re not. Measure the door width and check the hinge cup spacing before you buy anything.

Faucets and shower trim in CGI bathrooms are almost always aftermarket at this point anyway. Original builder hardware was plastic-cartridge junk that fails inside eight Dallas summers. When we remodel one of these, we replace the innards with Moen or Delta parts, which are easier to match and will still have parts available in 2035.

Signs Your CGI Bathroom Remodeling Is Failing

  • Grout keeps cracking along the shower floor corner. The shower pan underneath is flexing. CGI-built shower bases in some Dallas homes were set directly on the subfloor without a mortar bed, and after a decade of movement the pan flexes every time you stand in it. The grout is the earliest warning. Once the pan fails, you’re looking at a full pan replacement and the bottom two rows of tile.
  • Vanity doors won’t stay aligned no matter how much you adjust them. The particleboard core in the cabinet sides has swelled. Thermafoil and laminate vanities hide moisture damage for years, but a door that rubs the frame at the hinge side means the side panel has absorbed water and is no longer square. It only gets worse.
  • You smell a musty, wet-sock odor that worsens after showers. That’s water sitting behind wallpaper, tile, or the cabinet back panel. In Dallas we fight two enemies at once: humidity in the room and the shrink-swell cycle of clay soil shifting framing underneath. A vanity back panel can be bone-dry on the front and fuzzy behind.
  • Laminate is peeling at the bottom edge of the cabinet doors. This is the signature CGI failure. Steam rolls off the shower, settles low, and unglues the laminate from the MDF door core. If you catch it early, a few doors can be re-edged. Once the core swells, replacement is the only real fix.
  • The toilet rocks when you sit down. It’s usually the wax ring starting to go, but often the flange underneath has rusted through. In a CGI bath, the flange was often the cheapest steel ring available. Rocking flexes it, the wax seal breaks, and what starts as a wobble ends as a water stain on the ceiling below.

Replacement Cost & What’s Included

A wood double vanity with two mirrors after a bathroom remodel

For a CGI bathroom in Dallas, the number you care about most is the difference between a targeted repair and a full remodel. We split it this way: replacing a failing shower pan with a mortar-bed pan and re-tiling the lower two feet of the shower usually lands between $3,500 and $6,000. Rebuilding an entire 5×8-foot guest bath, vanity included, starts around $9,000 and climbs toward $28,000 for a larger master bath with a custom bench, new plumbing rough-ins, and a glass enclosure. The cost drivers in Dallas are almost always: whether you’re moving the toilet or shower drain, the condition of the subfloor once we open it up, and which cabinet line replaces the old CGI boxes.

What’s included in that number is spelled out in writing. Every quote covers demolition, any required waterproofing, all labor, and a line-item breakdown of parts. You don’t get a range and then get told at the door that your joists are the “special” kind. If we open the floor and find rotted subfloor, we call you with a number before we cut anything further. The work carries a 365-Day Done Right Promise: if something fails inside the guarantee period, we come back and fix it at no charge. The part is in writing. The promise is in writing. That’s how we operate.

DIY or Call Us?

There’s a list of things an owner can safely check without pulling anything apart: whether the vanity sits tight to the wall, whether caulk beads at the tub and shower seams are intact, whether the toilet is firm to the floor, whether any cabinet doors are binding. Catching a loose door hinge before the hinge cups strip out is genuinely useful. Go ahead and do that part.

What you shouldn’t do is pull a failing shower pan, swap plumbing shutoffs, or cut out any of the walls or subfloor in one of these Dallas baths. The second problem is usually hiding right behind the first. A cracked grout line is a pan failure symptom, not a grout problem. A rocking toilet is a flange failure symptom, not a wax ring problem. And the vanity that softened against the shower has typically been getting hit with water for three years, which means the drywall behind it and the subfloor under it are part of the repair. If you open that wall and find black framing, you now need a remediation crew and a plumber in addition to a remodeler. Nothing about that saves you money. Give us a call at (940) 204-5368 and we’ll pull the first panel, show you exactly what we’re seeing, and give you a number before we pick up a tool. That’s the only way I know how to start.
