PGT Home Additions & ADU: The Dallas Owner’s Guide

Adding onto a PGT-protected home in Dallas typically runs $45,000 – $130,000 for a full home addition, while a detached ADU generally lands between $90,000 – $220,000 depending on square footage, foundation work, and utility runs. We match the new structure’s windows and doors to your existing PGT frames so the opening specs, glass packages, and weather ratings line up with what PGT already engineered for your house. Most Dallas homeowners discover they need this work when they realize their PGT windows from the original build are no longer made in the same frame profile, which means the addition has to be spec’d correctly from the first stud, not patched together later.

Which PGT Models This Applies To

A garage converted into a guest room and home office

PGT’s residential lines most common in Dallas include the WinGuard (impact-rated), SpectraGuard, and Premier Vinyl series, each with different frame depths and glass packages. The compatibility gotcha we see regularly in Dallas additions: PGT’s WinGuard frames sit noticeably deeper in the rough opening than a standard builder-grade vinyl window, so the new wall has to be framed for that extra depth or the interior trim lands proud of the drywall. If your addition runs PGT in some rooms and another brand elsewhere, you’ll also get a step in the glass tint between rooms, subtle but visible in afternoon light. Before quoting any Dallas addition or ADU, we measure your existing PGT glass packages and frame colors, then spec the new openings off those numbers rather than assuming a catalog default.

For the windows and doors themselves, OEM PGT is the safer call on an addition that ties into the existing roofline. Aftermarket equivalent frames exist, but the color codes don’t always match PGT’s bronze or white exactly, and mulling (joining) an aftermarket frame to an OEM PGT frame can void the weather rating on both. We’re an independent Dallas remodeling company, not a PGT dealer, so we source OEM through our supply partners when the job calls for it and tell you plainly when a quality aftermarket frame will honestly do the same job for less.

Signs Your PGT Home Additions & ADU Is Failing

  • Condensation fogging between the panes on PGT windows already in the house. That’s a failed seal in the insulated glass unit, and if you’re planning an addition, it’s the best time to replace those units so the new and old glass fog at the same rate over the next decade. Mixing good glass with failing glass means you’ll be paying for replacement on a staggered schedule for years.
  • The PGT frame color on the existing house has chalked or faded noticeably. New PGT frames in the addition will not match aged frames on the original structure. In Dallas sun, PGT’s darker bronze frames fade measurably within 8 – 10 years. We’ve handled this on Oak Cliff bungalow additions where the mismatch was obvious from the street.
  • You’re planning an ADU and the existing PGT windows are still under their limited warranty. If you alter or remove OEM PGT windows to tie in a new structure, you can void the remainder of the warranty on those units. Worth checking before the saw comes out.
  • The original PGT installation used a now-discontinued frame profile. PGT changes extrusions over time. A 2008 WinGuard profile doesn’t match a 2024 WinGuard, and the trim kits don’t interchange. The addition has to accommodate whatever profile you can actually buy today.
  • You want the addition to meet the same wind-load rating as the main house. Homes built with impact-rated PGT windows in a Dallas wind zone were engineered as a system. Adding a room with standard windows changes the roof uplift and shear path, and a sharp code inspector will flag it.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

For a Dallas home addition with PGT-matched windows and doors, you’re looking at $45,000 – $130,000 based on square footage, foundation type (pier-and-beam runs less than post-tension slab work), roof tie-in complexity, and the specific PGT frame line you’re matching. An ADU is a bigger lift: $90,000 – $220,000 once you factor separate utility service, foundation, fire separation, and Dallas permitting. Within those numbers, the PGT portion typically accounts for $8,000 – $25,000 of the total depending on how many openings the addition requires and whether you’re matching an impact-rated line like WinGuard or a standard SpectraGuard frame.

Our written price includes the framing, rough opening prep, window and door installation, flashing details, and interior trim back to match the existing PGT reveal. The number we hand you before any demo is the number on the invoice. No change orders for things we could have seen in the walkthrough. Every addition and ADU job here in Dallas carries the 365-Day Done Right Promise: if the window flashing leaks, the frame shifts, or the trim separates within a year, we come back and make it right at no charge. That promise is in writing on every project we quote.

DIY or Call Us?

You can safely pull the interior trim off an existing PGT window to read the glass package sticker and frame code, which tells us what we’re matching. You can also measure the frame depth from the interior drywall face to the exterior sheathing without touching anything structural. What you shouldn’t do is cut a new rough opening into a load-bearing wall or tie a new roofline into the existing eave without understanding the shear path and flashing sequence. That’s how Dallas additions end up with a leak at the tie-in point two years later, and the repair always costs more than framing it right the first time would have.

Trevor Nash grew up in Los Angeles and trained at LA Trade-Technical College before working everything from foundation repairs to full kitchen gut-outs. Give you a number before I pick up a tool, that’s the only way we know how to start. We’ve worked Dallas jobs from Oak Cliff bungalows to newer builds near White Rock Lake, and the same rule applies on every one: written price, real arrival window, clean site, written guarantee. Call (940) 204-5368 and we’ll schedule a walkthrough to measure your PGT openings and put a real number in front of you.
