GAF Home Additions & ADU: The Dallas Owner’s Guide
When you’re adding square footage to a Dallas home, the roofing and waterproofing layers matter as much as the framing and drywall. A home addition or ADU (accessory dwelling unit) built with GAF materials typically runs $45,000 – $130,000 for the full structure in Dallas, and that includes tying the new roofline into your existing GAF system so the whole envelope sheds water as one surface. We see most people realize their existing roof integration is failing when they spot a water stain on the new ceiling, or when wind-driven rain finds its way into the seam where old roof meets new.
At Penhallow Remodeling Dallas, we’re an independent general contractor, not affiliated with GAF. We build additions and ADUs that work with GAF roofing and underlayment because we know how the product lines fit together, and we stock the fasteners, flashing details, and underlayment rolls that keep a new structure watertight from day one.
Which GAF Models This Applies To

GAF’s roofing lineup splits into three broad families that show up constantly on Dallas additions and ADUs. The Timberline series (HDZ, UHDZ, and the older HD) is the most common shingle we match against. The Camelot series (now largely discontinued but still on thousands of Dallas roofs) has a distinct dimensional profile that you can’t fake with a generic shingle. The Glenwood and Slateline lines show up on higher-end detached ADUs, especially in the Park Cities and Lake Highlands, where homeowners want a heavier architectural look.
The compatibility gotcha most owners hit is this: GAF changes shingle dimensions and color lots often enough that a shingle bought in 2019 may not match a bundle sold in 2025, even if the color name is identical. When we’re tying an addition into an existing roof, we don’t guess. We pull a shingle, measure the exposure, check the seal strip pattern, and order from the same series, not just the same color name. For underlayment, GAF’s Deck-Armor and Tiger Paw lines are what we specify under new roof decking because their high-temperature ratings hold up through a Dallas July, where attic temps regularly pass 140 degrees.

Signs Your GAF Home Additions & ADU Is Failing
- Water staining at the old-roof/new-roof seam. The transition flashing between existing GAF shingles and new roof decking is the most common leak point. The cause is almost always a step flashing detail that wasn’t interwoven correctly, or sealant that failed after two or three Dallas freeze-thaw cycles.
- Shingle edges lifting where the addition tie-in meets the main roof. This means the new shingles weren’t nailed at the correct exposure, or the old shingles were lifted and creased during the tie-in instead of being replaced. Wind catches the lifted edge, and after one North Texas thunderstorm you’ll see granules in the gutters.
- Granule loss concentrated along one slope or edge. Granules protect the asphalt layer from UV. A GAF shingle that’s shedding granules at year three in Dallas heat means either a bad batch, a poorly ventilated attic above the addition, or heavy foot traffic during construction that broke the fiberglass mat.
- Attic moisture or mold near the new perimeter walls. A new addition changes airflow in the original attic. If the roofer added ridge vent on the new section but the old section still breathes through gable vents, you get a dead-air pocket that traps Dallas humidity and sweats onto the decking.
- Ice dam formation along the addition’s eave during winter freezes. This is less about ice and more about heat loss. A new ceiling with insufficient insulation lets warm air escape, which melts snow or ice at the ridge, which refreezes at the cold eave, which backs water up under the GAF shingles. In Dallas our freezes are short, but they’re real, and the damage compounds each cycle.

AfterReplacement Cost & What’s Included

For a full home addition in Dallas, the number on the written estimate lands between $45,000 and $130,000. The range is driven by four things: square footage of the addition, the roofline complexity (a simple shed roof over a bump-out costs far less than a hip roof over a detached ADU), whether we’re matching existing GAF shingles or upgrading the whole roof for uniformity, and what’s behind the walls (plumbing, electrical panel capacity, HVAC runs).
A detached ADU runs $90,000 – $220,000 because it includes separate utility meters or subpanels, a kitchenette or full bath, and a foundation. A garage conversion in Dallas typically lands at $30,000 – $80,000 since the shell already exists. Every Penhallow estimate is a written line-item price, not a ballpark, and every job carries our 365-Day Done Right Promise in writing. If the roof tie-in leaks inside that year, we come back and fix it at no charge. No re-inspection fee, no service call.
DIY or Call Us?
You can safely check a few things yourself. Look for shingle edges that sit higher than their neighbors along the tie-in. Check gutters for unusual granule buildup. Snap a photo of any water stain and note whether it grows after rain. Those observations help us quote faster.
What you should not do is pull a GAF shingle, peel back underlayment, or recaulk a flashing seam yourself. Once you break the seal strip on a Timberline shingle, it will never lay flat again, and a bad recaulk job traps water behind the flashing instead of shedding it. Rooftop work on a steep pitch is genuinely dangerous. One wrong foot on a 7/12 Dallas roof and you’re on the ground. If you suspect your addition’s roof integration is failing, call (940) 204-5368. We’ll inspect it, tell you whether it’s a simple fix or a re-tie, and put the number in writing before anything gets touched.
FAQs

A properly installed GAF Timberline HDZ roof on a Dallas addition should last 25 to 30 years, though the wildcard is attic ventilation. Poor airflow shortens that to 15 to 18 years because trapped heat bakes the asphalt from underneath. Call (940) 204-5368 and we’ll inspect the venting on your existing roof before we quote the addition, so the new shingles don’t age out early.
Often yes, for the non-tie-in sections. If the existing GAF shingles have more than 50% of their service life left, we repair the tie-in zone only and leave the rest alone. If the roof is past its eighth or ninth year and already showing granule loss, replacement makes more sense than patching, because matching old discontinued colors becomes impossible. Either way, the decision is in the written estimate before work starts.
On a simple one-room bump-out, the roof framing and GAF tie-in work takes two to four working days, weather permitting. On a full detached ADU with a hip roof, plan on one to two weeks for the roof system from decking through final shingle. We schedule in real windows, not “we’ll be there sometime Thursday.”
We keep Deck-Armor underlayment, Tiger Paw high-temp underlayment, standard step flashing profiles, and Timberline HDZ shingles in common Dallas colors on hand for repair callouts. Special-order colors and heavier lines like Glenwood or Slateline take three to seven business days to arrive. If you want the exact match, call (940) 204-5368 and we’ll check the color lot before we order, not after.
