Blanco Home Additions & ADU: The Dallas Owner’s Guide

If you’re looking at a Blanco kitchen or bath fixture that’s started to fail inside a home addition or ADU here in Dallas, the fix usually falls into one of two buckets: we can source and install the correct Blanco-compatible part, or the surrounding structure has shifted enough that the fixture needs a proper reset, not just a swap. A Blanco sink, faucet, or drain assembly installed in a new addition typically runs $180 – $650 parts and labor depending on what failed, and we carry most common Blanco sink clips, strainers, and faucet cartridges on the truck. Most owners discover the problem the same way: a sink that suddenly sits uneven, a faucet that drips from the base after a hot Dallas summer, or a drain that’s slow despite snaking.

Which Blanco Models This Applies To

Blanco makes sinks and faucets that land in three broad lines you’ll see across Dallas additions and ADUs, each with its own part dimensions that don’t always swap between lines. The Blanco Precision and Super Single sinks use a standard 3.5-inch drain opening, but the Blanco Silgranit composite sinks (which we see a lot in newer guesthouses around Oak Cliff and East Dallas) need their own strainer basket and mounting clips. The getcha is in the faucet: Blanco uses a ceramic disc cartridge across most models, but a faucet from their Culina line won’t take a cartridge meant for the older BlancoAxis line, even though the handles look nearly identical at a glance. If you’re unsure, pull the model number from the sticker under the sink basin or on the faucet body under the handle. OEM Blanco parts cost more but carry a limited warranty and match perfectly. Quality aftermarket cartridges and strainers run 30 – 40 percent less and work fine for most older fixtures, but we tell every Dallas homeowner the same thing before they decide: if the faucet is newer than five years, go OEM; if it’s older and you’re nursing it along, aftermarket is usually the smarter money.

Signs Your Blanco Home Additions & ADU Is Failing

  • Sink basin moves or squeaks when you press on it. The mounting clips have loosened or one has snapped. In additions built on expansive clay soil, the small shift in framing is usually enough to pop a clip, and you’ll feel the sink rock before you see it.
  • Faucet drips from the base, not the spout. That’s the O-ring or cartridge seal going. Dallas water is hard, and mineral buildup around the cartridge is the most common cause we see after the first two or three years.
  • Drain is slow no matter how much you snake it. The Blanco strainer basket has a rubber gasket under the sink that compresses and traps debris. If water pools for ten seconds after the bowl empties, the gasket is starting to go.
  • Composite sink has a rough, chalky patch that won’t clean off. Silgranit doesn’t chip easily, but abrasive cleaners strip the top layer. Once that happens, the surface holds stains. This isn’t a part failure, but it’s the number one reason Dallas owners think their sink failed.
  • Hot water pressure drops at the Blanco faucet but not elsewhere. The cartridge in Blanco faucets is sensitive to sediment that Dallas water heaters kick loose. It’s a cartridge replacement, not a plumbing repipe.

Replacement Cost & What’s Included

For the Blanco parts and labor on a Dallas home addition or ADU, here’s where real money lands: a sink clip reseat is usually $120 – $250; a strainer and gasket replacement runs $150 – $300; a faucet cartridge swap (OEM part) lands between $180 – $350; and a full Blanco sink replacement with installation typically sits in the $450 – $900 range depending on size and whether the countertop cutout needs modification. The parts themselves drive half the price, and we’ll tell you the OEM part cost before ordering so there’s no surprise. Every install gets our 365-Day Done Right Promise in writing: if the repair fails inside a year, we come back and fix it at no charge, including the part if it was defective. That’s the Kingswell standard Trevor Nash runs every job by:

Blanco Repair Typical Dallas Price Range
Sink clip reseat $120 – $250
Strainer & gasket replacement $150 – $300
Faucet cartridge swap (OEM) $180 – $350
Full Blanco sink replacement $450 – $900

DIY or Call Us?

There are a couple of checks worth doing before you call. See if the faucet base plate is snug (water seeping from beneath it is usually just a loose set screw), and run the sink full to see if water appears under the cabinet. That second one tells you whether you’re dealing with a supply line or a drain issue, and it changes the quote. What we don’t recommend is pulling a Blanco faucet cartridge yourself if you’ve never done one: the retaining nut is often corroded from hard Dallas water, and if it snaps, you’re replacing the whole faucet, not just the cartridge. Same goes for sink mounting clips inside a Silgranit basin: too much torque cracks the underside. If any part of this involves work under a countertop that’s already been reset once, call us. We’ll give you a written price before we touch anything. That’s how Trevor starts every job: a number first, then the tools. Give you a number before I pick up a tool, that’s the only way I know how to start. Call (940) 204-5368 to schedule a free estimate.
