Moen Home Additions & ADU: The Dallas Owner’s Guide
If you’re planning a home addition or ADU in Dallas and you want Moen fixtures specified throughout, we install them as part of our full-scope remodeling work. A completed addition with Moen plumbing fixtures, cabinetry, and finishes typically lands between $45,000 and $130,000 in the Dallas market, depending on square footage, foundation work, and the fixture package you choose. Most homeowners reach out to us after a previous contractor’s pricing ballooned mid-project, or after they realized their “fixture allowance” only covered builder-grade parts that needed upgrading weeks after move-in.
We’re an independent Dallas remodeling company, not affiliated with Moen. That matters because we’re not here to push a catalog on you. We’re here to tell you which Moen lines hold up in North Texas water conditions, which ones are worth the extra money, and which ones we’d skip for a rental ADU versus a primary-suite addition.
Which Moen Models This Applies To

Moen’s lineup splits into a few practical tiers for additions and ADU work. The Chateau and Brushed Nickel builder lines show up constantly in flips and rental ADUs because they’re affordable and easy to source, but the cartridges wear faster under Dallas’s hard water. The Align, Voss, and Genta series are our default recommendations for most additions. They use Moen’s 1255 Duralast cartridge, which is the same cartridge across those lines, and replacement is a five-minute job with the right tool. The Weymouth and Kingsley lines are heavier brass builds with better finish durability, and they cost accordingly.
One compatibility gotcha that catches people: Moen changed the trim kit dimensions between older-generation valves and the current M-CORE models. If you’re reusing a rough-in valve from an existing wall during an addition, a new Moen trim kit may not mate to it. We check the valve model stamped on the brass body before ordering any trim. For that reason, on additions we almost always specify a new M-CORE valve at rough-in rather than trying to save $40 on a valve that locks you out of current trim options.
Aftermarket cartridges are available everywhere, but for Moen specifically, we stock the OEM 1225 and 1255 cartridges on the truck. The generics work short-term. The OEM cartridges have better seal material and last noticeably longer under Dallas water, which runs 8 to 12 grains hard in most neighborhoods.

Signs Your Moen Home Additions & ADU Is Failing
Most of what we see on failed additions and ADU projects isn’t a Moen part failing. It’s the installation behind it. Here’s what actually shows up when we get called to fix or finish a job:
- Low water pressure at the new fixtures. Nine times out of ten, the builder undersized the supply lines for the distance from the main, or the PEX run is kinked inside the wall. The Moen fixture is fine. The plumbing behind it isn’t.
- Dripping from the spout or showerhead after shutoff. This is a worn cartridge, usually accelerated by sediment from hard water. On Moen fixtures with a 1225 cartridge, it’s a quick replacement. On M-CORE models, the cartridge pulls straight out with the included tool.
- Grout cracking around the shower valve trim plate. This tells us the valve wasn’t secured to blocking properly, so every time you turn the handle, the valve body flexes and works the grout loose.
- Temperature swings mid-shower. Moen’s PosiTemp valve is supposed to prevent this. If it’s happening, someone installed a knockoff replacement cartridge, or the balancing spool is gummed with scale.
- Finish flaking off the faucet within a year. Moen’s Spot Resist and LifeShine finishes are good for a decade or more when maintained. Early flaking is almost always a cleaning product issue, not a manufacturing defect. Acidic cleansers strip the finish fast.

AfterReplacement Cost & What’s Included

For a full home addition in Dallas, plan on $45,000 to $130,000. That range covers everything from a modest 250-square-foot bump-out to a 500-square-foot primary suite addition with a full bath. An ADU, which is a different animal because of foundation work, separate electrical service, and Dallas ADU code requirements, runs $90,000 to $220,000. Garage conversions fall in the $30,000 to $80,000 range.
Where your Moen fixtures land in that budget depends on how many wet walls you’re adding. A bathroom group with a Moen shower system, tub filler, and two lav faucets from the Align or Voss line runs roughly $600 to $1,400 in parts. Builder-grade Moen in the same configuration is $250 to $450. Both work. The difference is finish durability and cartridge quality over a Dallas decade.
Every job gets a written price before we start, and that price includes the fixture package you approve. No vague allowances. If we say a Moen Voss shower system is in the number, that’s exactly what goes in. The 365-Day Done Right Promise backs the installation. If a cartridge fails inside that window, we replace it free, no service call fee.
DIY or Call Us?
Replacing a Moen cartridge is something a careful homeowner can do in about twenty minutes, and Moen’s own instructions are clear. A standard 1255 cartridge costs around $30 to $45. We’re not going to tell you that’s a job only we can do, because it isn’t.
What you shouldn’t do is open a wall, run new supply lines, move a valve, or wire the electrical for an ADU without pulling permits. Dallas has specific code requirements for ADU electrical service, and the city inspects rough-in work. Get that wrong and you’re paying to open the wall twice. If you’re at the point of rough-in, call us at (940) 204-5368 before the drywall goes up. It’s cheaper to fix mistakes before the rock goes on than after.
FAQs

With OEM cartridges and typical Dallas water, a Moen faucet or shower valve lasts 10 to 15 years before the cartridge needs replacement. The finish on Spot Resist and LifeShine models should hold up longer than that. Hard water shortens cartridge life, but the cartridge is a $30 to $45 part, not a reason to replace the whole fixture. Call (940) 204-5368 if you’d rather have us handle the replacement, and we’ll quote the job before we touch it.
Almost every Moen fixture can be repaired with a cartridge replacement, and the fix is usually under $100 in parts. We only recommend replacement when the finish is already failing, or when the homeowner wants to upgrade from a builder-grade line to something with better durability. If you’re unsure which direction makes sense, call (940) 204-5368 and describe what you’re seeing. We’ll tell you straight what it costs either way.
A standard cartridge swap takes 20 minutes. A full fixture swap with trim, from shutoff to testing, takes about an hour per fixture when the valve is accessible. During an addition, we schedule this work at fixture-trim stage, after the countertops and tile are in. If you need the work done on an existing bathroom that’s not part of a larger project, call (940) 204-5368 and we’ll fit it into the schedule.
We keep OEM 1225 and 1255 cartridges, Moen trim screws, and common aerators stocked on the service truck. For less common trim, finish-matched parts, or specific series pieces, we order through our supplier in Plano, and most arrive within one to two business days. When we arrive for a repair, we can usually complete the common fixes on the first visit. Call (940) 204-5368 with your fixture model and we’ll let you know before we come out what parts we’ll need.
