Wellborn Windows & Doors: The Dallas Owner’s Guide
Wellborn window and door replacement in Dallas typically runs $350 – $1,200 per window or door including the part, labor, and weather-sealing, with most single-unit swaps done in a day. We stock the most common Wellborn-compatible balance systems, lock sets, sash guides, and weatherstripping on our trucks and can usually match your model from a photo and a couple of measurements. Most owners discover the problem the same way: a window that won’t stay up, a door that sticks at the top corner, or a draft that wasn’t there last winter.
One thing worth knowing before you start researching parts online: matching the right component matters more than finding the cheapest one. Wellborn has used different hardware families across their cabinet and millwork lines over the years, and a balance that fits a 2009 double-hung won’t necessarily fit a 2018 unit even if both look identical from the outside. We’re an independent Dallas repair and remodeling company, not a Wellborn factory service arm, but we’ve replaced enough of their window and door hardware across this city to know which parts interchange and which ones don’t.
Which Wellborn Models This Applies To

Wellborn’s window and door lines span several series, and the hardware inside them changes depending on when the unit was made and whether it was a builder-grade or premium order. In Dallas homes, we most often see the Wellborn Estate, Premier, and Cabinet lines paired with standard vinyl or aluminum-clad windows and matching entry or patio doors. The part you need depends less on the cabinet name and more on the window or door’s age, but the cabinet series is still the fastest clue to narrow down the hardware family.
Here’s the single most useful piece of information you can find before calling us: the small white or silver sticker on the window sash or door edge. It usually lists a manufacturing date, a series code, and sometimes a plant number. If the sticker is gone (sunlight in Dallas does a number on them, especially on south-facing walls), measure the metal channel inside the window jamb. Older Wellborn units used a 3/8-inch balance channel; many newer ones use 1/2-inch. That measurement alone rules out half the wrong parts before we even look at the unit.
On the OEM-versus-aftermarket question: Wellborn’s own replacement hardware is well-made, but it’s often a four-to-six-week special order. Quality aftermarket equivalents from the same suppliers Wellborn uses (the balance manufacturers, lock makers, and weatherseal producers) are usually available same-week and in some cases carry a better warranty. We’ll quote both when the price difference is meaningful, and we won’t install anything that we wouldn’t put in our own homes in Dallas.

Signs Your Wellborn Windows & Doors Are Failing
- The window drops when you let go. The balance system (the hidden spring or block-and-tackle mechanism inside the side channels) has lost tension. In Dallas, the heat cycling through spring and summer accelerates the plastic parts inside, and once the balance goes, the window is a two-hand job.
- The sash tilts in, then won’t click back into place. The tilt-latch pins at the top corners of the sash are worn or broken. This is the most common Wellborn window repair we make in Dallas, and it’s usually a 20-minute fix with the right latch set.
- The door binds at the top or drags on the threshold. On Wellborn entry doors, this usually isn’t the slab warping. It’s the hinge side settling or the weatherstrip channel pulling loose. A door that sticks today will scrape the finish off by summer.
- You feel air moving around the closed window or door. The compression weatherstripping has flattened. Wellborn used a foam-core bulb seal on many lines, and in Dallas heat, that foam breaks down faster than the manufacturer’s rated lifespan.
- The lock turns, but the door doesn’t feel secure. On Wellborn patio doors, the multi-point lock bar can slip out of alignment with the keepers on the frame. When that happens, the door technically latches, but only one of three points actually engages.

AfterReplacement Cost & What’s Included

In Dallas, you’re looking at these installed price ranges for the most common Wellborn window and door repairs:
- Window balance replacement: $180 – $320 per window, including both balances and a tilt-latch check
- Tilt-latch or lock set replacement: $90 – $180 per window
- Weatherstripping (full perimeter): $150 – $280 per window or door
- Entry or patio door hinge and threshold adjustment: $200 – $450 per door
- Full window replacement (if the unit is beyond repair): $450 – $1,200 per window installed, depending on size and glass package
What drives the number up or down is the part’s availability, the window’s age and size, and whether we’re replacing one component or rebuilding several at once. Every quote is written before any work starts, and the number on that quote is the number on the invoice. The work itself carries our 365-Day Done Right Promise: if the window or door fails again inside a year because of our work, we come back and fix it at no charge, no service-call fee.
DIY or Call Us?
A few checks are safe and genuinely useful: look for the model sticker, measure the balance channel, and take three clear photos of the hardware and the visible label before you call. That saves a second trip. What isn’t a good idea on Wellborn windows is prying out a balance system without releasing the tension properly. The older block-and-tackle balances hold a surprising amount of load, and a slipped tool in a window channel can crack the vinyl jamb or the glass itself. Door hinge adjustments sound simple, but a wrong move on a multi-point lock bar can leave a patio door that won’t lock at all.
If you’re comfortable with basic tools and the unit is a simple latch swap, go for it. But if the window won’t stay up or the door won’t seal, give us a call at (940) 204-5368 and we’ll quote it over the phone or from a photo. That’s how Trevor Nash likes to start every repair conversation. Give you a number before we pick up a tool.
FAQs

In Dallas, expect 8 – 15 years from the original balances, latches, and weatherstripping, less on south-facing and west-facing walls where summer heat hits directly. The glass and frames typically last decades; it’s the moving hardware that wears first.
Usually not. The spring or cord inside the balance is a sealed unit, and once tension is lost or the cord frays, the whole balance gets swapped. The good news is that a pair of new balances costs about the same as one service call elsewhere, and we keep common Wellborn sizes on the truck.
Most single-window repairs take 30 – 60 minutes on site. A patio door lock realignment or full weatherstrip job runs 1 – 2 hours. We’ll tell you the window before we arrive, and the crew shows up inside it.
We stock the most common Wellborn-compatible balances, tilt latches, lock sets, and weatherseal profiles on our trucks. Odd sizes or discontinued finishes may take a few days. If we have to order, you’ll know exactly what’s coming and what it costs before we place the order.
